Glendale is a city in Maricopa County, Arizona. As of the 2000 census, the city population was 218,812. According to 2005 Census Bureau estimates, the population of the city is 239,435.[1] It is a major suburb of Phoenix. The NHL’s Phoenix Coyotes and NLL’s Arizona Sting began playing here when Jobing.com Arena (formerly the Glendale Arena) opened in December 2003. Also in Glendale is the new University of Phoenix Stadium, home of the NFL’s Arizona Cardinals and the Tostitos Fiesta Bowl, which opened in August 2006. In 2008, Super Bowl XLII played there. Both venues are part of the Westgate City Center development plan, meant to spur growth in the sparsely inhabitant Yucca district. It is also home of the family of American Idol winner, Jordin Sparks.
Glendale bills itself as “Arizona’s Antique Capital,” with support for its claim from both Sunset Magazine (2004) and a 1998 article in USA Today. Glendale is home to the popular Arrowhead Towne Center mall in the northwest part of the city. Glendale also is home to the metro Phoenix area’s first medical school, Midwestern, as well as a major post-graduate business school, Thunderbird (AGSIM).
The city will host an extension of the Valley Metro light rail transit line by perhaps 2011.
Glendale, along with other West Valley cities such as Peoria and Avondale, has had a long standing rivalry with cities in the East Valley. With the addition of the stadiums and Westgate development, as well as the Cibola Vista resort and other upscale developments, Glendale and Peoria are fast gaining a reputation as representing the future of the Phoenix area.
Sports
Glendale is the home to the Arizona Cardinals of the National Football, Glendale Arizona Homes Conference (NFL). The team formerly played at Sun Devil Stadium on the campus of Arizona State University in nearby Tempe, and in 2006 began playing at University of Phoenix Stadium. The stadium was featured on The History Channel TV series, Modern Marvels because of its roll-out natural grass field. The stadium is scheduled to host Super Bowl XLII in 2008.
Jobing.com Arena (formerly Glendale Arena) is adjacent to University of Phoenix Stadium, and is the home of the Phoenix Coyotes of the National Hockey League (NHL), as well as the Arizona Sting of the National Lacrosse League (NLL).
In 2009, the Los Angeles Dodgers and the Chicago White Sox are scheduled to share a new spring training complex and stadium in Glendale.
Demographics
As of the censusGR2 of 2000, there were 218,812 people, 75,700Glendale Arizona Homes households, and 54,352 families residing in the city. The population density was 1,517.3/km² (3,929.5/mi²). There were 79,667 housing units at an average density of 552.4/km² (1,430.7/mi²). The racial makeup of the city was 60.54% White, 20.69% Black or African American, 1.45% Native American, 2.74% Asian, 0.13% Pacific Islander, 11.97% from other races, and 3.47% from two or more races. 24.84% of the population were Hispanic or Latino of any race.
There were 75,700 households out of which 39.9% had children under the age of 18 living with them, 53.5% were married couples living together, 12.8% had a female householder with no husband present, and 28.2% were non-families. 21.3% of all households were made up of individuals and 5.8% had someone living alone who was 65 years of age or older. The average household size was 2.85 and the average family size was 3.33.
In the city the population was spread out with 30.1% under the age of 18, 10.8% from 18 to 24, 31.9% from 25 to 44, 19.9% from 45 to 64, and 7.4% who were 65 years of age or older. The median age was 31 years. for every 100 females there were 99.6 males. for every 100 females age 18 and over, there were 97.1 males.
The median income for a household in the city was $45,015, and the median income for a family was $51,162. Males had a median income of $35,901 versus $27,736 for females. The per capita income for the city was $19,124. Construction on the office within this development is slated for mid 2007, with occupancy early 2008. This will be approximately 300,000 sf of Class A office space. Two buildings 3-stories each. Total completion of all phases 2009-2010 timeframe.
When Kelly Liebermann bought a townhouse at the Quarter in the Westgate City Center, he was able to view his new neighborhood only through online virtual tours and colorful renderings.
With today’s debut of Westgate’s first half-million square feet, Liebermann and other future residents can get an idea of the urban village they’ll call home.
Westgate City
The Quarter, a 171-unit luxury town home community built by Trammel Crow Residential, is under construction east of Jobing.com Arena.
Prices for the loft-style residences range from $329,900 to $534,900, and buyers have snatched up 157 units.
By the time Liebermann moves in early next summer, several more restaurants and stores will be open at Westgate, such as Yard House, Jimmy Buffett’s Margaritaville, Guess and McFarlane Toys.
Liebermann, an Arizona Cardinals season ticket holder, has watched Westgate come to life while attending football games.
“It’s really exciting to see things come together, it’s alive and real,” said Liebermann, a Phoenix firefighter. “There will be so many things to do between the restaurants, shops and games.”
Also under construction in Westgate’s high-tech hub is Trammel Crow Residential second project, Alexan Westgate. Scheduled to open early next year, Alexan will include 251 apartment units.
Across Glendale Avenue at the 151-acre Zanjero project, residents will move in next month at Courtney Vista Apartments, which offers one-, two- and three-bedroom apartments.
The 308-unit upscale complex features five floor plans that range from 858 to 1,303 square feet.
Amenities include indoor racquetball and basketball courts, a cybercafe, a movie theater with a 120-inch screen and dry cleaning service.
Work also is under way on Archstone Zanjero Apartments, a 253-unit community along Zanjero Boulevard being built by Colorado-based Archstone-Smith. Residents are expected to move in in mid-2007.
“We have plenty of single-family homes in Glendale, so for people who want to try something different, the option will be available for an urban-style living environment,” Glendale planning director Jon froke said.
Next year, construction will begin at the Districts at Zanjero, a 51-acre mixed-used project next to Cabela’s that will be built by Nevada-based Marathon Commercial Development.
It will include 500,000 square feet of retail, 200,000 square feet of office space, a 20-story boutique hotel, three mid-rise residential towers and loft condominiums above the retail space.
The project’s grand opening will coincide with Super Bowl XLII at University of Phoenix Stadium.
“The folks that live here will add another dimension to the pedestrian traffic,” froke said.

Many more Phoenix metro area home owners are finding themselves in this situation due to a number of factors, including job losses, aggressive borrowing against their home in the days of easy credit, and declining home values in a slower real estate market.
A Phoenix short sale is different from a foreclosure, which is when the seller’s lender has taken title of the home and is selling it directly. Homeowners often try to accomplish a short sale in order to avoid foreclosure. But a short sale holds many potential pitfalls for buyers. Know the risks before you pursue a short-sale purchase.
You’re a good candidate for a short-sale purchase if:
* You’re very patient. Even after you come to agreement with the seller to buy a short-sale property, the seller’s lender (or lenders, if there is more than one mortgage) has to approve the sale before you can close. When there is only one mortgage, short-sale experts say lender approval typically takes about two months. If there is more than one mortgage with different lenders, it can take four months or longer for the lenders to approve the sale.
* Your financing is in order. Lenders like cash offers. But even if you can’t pay all cash for a short-sale property, it’s important to show you are well qualified and your financing is set. If you’re preapproved, have a large down payment, and can close at any time, your offer will be viewed more favorably than that of a buyer whose financing is less secure.
* You don’t have any contingencies. If you have a home to sell before you can close on the purchase of the short-sale property—or you need to be in your new home by a certain time—a short sale may not be for you. Lenders like no-contingency offers and flexible closing terms.
If you’re serious about purchasing a short-sale property, it’s important for you to have expert assistance. Here are some people you want to work with:
* Experienced real estate attorney. Only about two out of five short sales are approved by lenders. But a good real estate agent who’s knowledgeable about the short-sale process will increase your chances getting an approved contract. Also, if you want any provisions or very specialized language written into the purchase contract, a real estate attorney is essential throughout the negotiation.
* A qualified Phoenix AZ short sale real estate professional.* You may have a close friend or relative in real estate, but if that person doesn’t know anything about short sales, working with him or her may hurt your chances of a successful closing. Interview a few practitioners and ask them how many buyers they’ve represented in a short sale and, of those, how many have successfully closed. A qualified real estate professional will be able to show you short-sale homes, help negotiate the purchase when you find the property you want to buy, and smooth communications with the lender. (All MLSs permit, and some now require, special notations to indicate that a listing is a short sale. There also are certain phrases you can watch for, such as “lender approval required.”)
* Title officer. It’s a good idea to have a title officer do an initial title search on a short-sale property to see all the liens attached to the property. If there are multiple lien holders (e.g., second or third mortgage or lines of credit, real estate tax lien, mechanic’s lien, homeowners association lien, etc.), it’s much tougher to get that short sale contract to the closing table. Any of the lien holders could put a kink in the process even after you’ve waited for months for lender approval. If you don’t know a title officer, your real estate attorney or real estate professional should be able to recommend a few.
Some of the other risks faced by buyers of Phoenix AZ short-sale properties include:
* Potential for rejection. Lenders want to minimize their losses as much as possible. If you make an offer tremendously lower than the fair market value of the home, chances are that your offer will be rejected and you’ll have wasted months. Or the lender could make a counteroffer, which will lengthen the process.
* Bad terms. Even when a lender approves a short sale, it could require that the sellers sign a promissory note to repay the deficient amount of the loan, which may not be acceptable to some financially desperate sellers. In that case, the sellers may refuse to go through with the short sale. Lenders also can change any of the terms of the contract that you’ve already negotiated, which may not be agreeable to you.
* No repairs or repair credits. You will most likely be asked to take the property “as is.” Lenders are already taking a loss on the property and may not agree to requests for repair credits.

Avondale Fire-Rescue is offering a three-day child and baby-sitting safety workshop for participants ages 11-17.
The class is 8-11 a.m. June 15-17 at Avondale Fire Station 172, 1825 N. 107th Ave. Cost is $25.
The program covers first-aid procedures, diapering, feeding and dressing infants, interviewing for a baby-sitting job, choosing safe and age-appropriate toys and games; keeping safe in the house and outside, and making responsible decisions. A certificate of completion will be awarded to each student.

The Mesa Fire Department and Aquatics Division is hosting their annual “Pachanga en la Piscina” public safety swimming demonstration today from 4 to 7 p.m. Friday at Carson Junior High School Water Complex.
The demonstration will provide safety tips on drowning prevention, with a mock drowning enactment, CPR lesson and water safety activities. According to Drowning Prevention Coordinator Michele Long, Maricopa County has experienced 39 water related incidents, this year, 12 of which resulted in a drowning death.
The fire department hopes the event will bring awareness to the speed at which dangers of drowning can strike, taking 20 seconds for a child to lose consciousness and require CPR and four minutes for permanent brain damage to occur.
“It’s a message we continue to use as a state, which I believe is extremely successful,” Long said. “The ABCs: A is adult supervision, B is your barriers, making sure they are working and in place, and C is the classes, swimming for children and CPR for caregivers.”
The event will have breaks in between demonstrations to give attendees the opportunity to swim, and Long said she expects approximately 300 to 400 will attend.
“Pachange en la Piscina” is geared toward people of all ages, providing literature for adults and games for children in both Spanish and English.
